The 7-storey building is notionally modular, with all elements, but not all modules, being constructed offsite. This represents a radical innovation for Georgian architecture, where offsite construction is still in its infancy.
Inspired by both American architect James Wines’ collage “Highrise of Homes”, with its greenhouse style living spaces, and by architects Brodsky & Utkin’s “Columbarium Habitable”, the concept for this scheme is houses with gardens stacked on top of each other to form a single residential block. The modular living rooms are configured as alternating oval and rectangular forms that create a rhythmical vertical pattern within the grid facade. As a modification to James Wines’ vision, the Garden House’s verandas offer ample space for outdoor planting.
The project celebrates individuality within collectivity — a vertical community where residents experience the privacy and openness of suburban living, but in a compact, urban form. Villa “Pilkopė” was built in 1978, based on a design by the well-known architect A. Zaviša. It is one of the most significant examples of modernist architecture, located in the beautiful Curonian Spit National Park in Lithuania. The reconstruction took two years, during which the building was dismantled and rebuilt from the ground up, expanded and elevated to create larger, more comfortable apartments for recreation. The structure was enriched with contemporary modern details, such as a glass volume housing a viewing platform and an evacuation staircase, where a restored stained-glass artwork was installed in the roof plane. The sharp tip of the glass structure emphasizes the silhouette of modernist architecture. Great attention was given to landscaping and artistic accents. The landscaping design features plants typical of the Curonian Spit, such as sedges and mountain pines. At ground level, the soil was excavated to form an inner courtyard— a space designed for leisure and fostering community connections. The building has been brought back to life, bringing joy to local residents and the architectural community alike

Two house types were developed: one with a garden that spans the width of the plot
along the main façade, and another with an entrance patio and a diagonally opposite rear
garden. Both share the same core elements – a compact main volume, an outbuilding for
garden tools and bicycles, and a 15 meter-long wooden palisade that provides a sense
of privacy. These modules are arranged and rotated according to two principles: the
main volume opens onto the public square to foster a sense of urban density, while the
gardens are oriented toward the south and west for optimal sunlight. The result is a
network of introverted green pockets – private yet visually linked – creating a continuous

The design concept was to integrate the planned quarter into the urban fabric, incorporating historic buildings into the structure of the block and subtly defining the boundaries between public and semi-private zones. From an urban planning perspective, the development does not isolate itself from the city; instead, it leverages the existing potential by creating a series of public spaces at the intersection. This effect was achieved through oversized entrance gateways – the “Ajnfarts” – which serve not only as access points to the apartments but also as passages to a publicly accessible green courtyard, activating the area with a range of service and recreational functions.

The Courtyard House is situated in the historical centre of Old Strovolos, Nicosia, within a dense urban fabric of walled plots and narrow streets that retain the character of the former village. The project reinterprets the typology of the Cypriot courtyard house as an open field of continuous inhabitation, dissolving the conventional boundary between interior and exterior space.
Organised around a series of enclosed courtyards and loggias, the dwelling is structured as a gradient of privacy. Programmatic functions are distributed both vertically and horizontally, according to their degree of seclusion and frequency of use. The courtyards act as climatic and spatial regulators, ensuring daylight, cross-ventilation, and microclimatic stability throughout the year, while fostering a sense of calm continuity between indoor and outdoor atmospheres.
The outer shell, clad in reclaimed local limestone (pouropetra), establishes a tactile continuity with the surrounding historic context. Above this stone base, two white cubic volumes accommodate the private quarters, introducing contrast and geometric precision.
Through the synthesis of typological memory, material reuse, and passive environmental performance, the Courtyard House proposes a contemporary interpretation of Mediterranean domesticity. It demonstrates how the logic of traditional Cypriot architecture—its inward orientation, its climate responsiveness, and its material honesty—can be re-articulated within a modern architectural language rooted in restraint and continuity.EUmies Awards Architecture & Emerging
