Designed and built on 2 floors, built on “Avni Klinaku” street in Vushtrri, Villa “NI” has a living space of 660 m². Every detail of this villa is permeated with elegance, luxury and rationality. The villa has maximum clarity in the facade, with a unique architectural language, with well-defined volumes, straight ratios between the volumes, where the cuboid volume of the living room is dominant. The large windows merge the boundaries between the interior and exterior spaces, while the long roofs over the balconies of the bedrooms offer shade and conditions of maximum comfort for living.
The function of living is the most basic function in human life. Investing in this direction is the life commitment of each family. Achieving the objectives for a quiet (with a village feel), luxurious and comfortable living, on a small plot on the outskirts of the city, considering also the environmental parameters, has been the requirement and challenge of this project. Garden, swimming pool, fountain, comfort, tranquility, privacy… all of these, and if not more, Villa “NI” has it. The spaces within the walls of this villa are also impressive. In general, this architectural ensemble, consisting of modern villas, water and greenery, offers a unique environment and high quality for living. The selection of materials is guided by their origin, durability, maintenance conditions and aesthetic parameters, applying environmentally friendly materials, with low operating costs and longevity.
Villa NI consists of a massive reinforced concrete structure, which provides static and dynamic security for the building. The building's masonry is made of local clay blocks. The building's facade is a combination of a ventilated facade (aluminum profiles, stone wool and HPL panels), a semi-structural facade (aluminum profiles, 3-layer glass), while the balcony ceiling is made of impregnated wooden slats. All of this with careful application of energy efficiency measures. The roof is flat, with all thermal and hydro-insulating layers. Solar panels for renewable energy are placed on the roof. The courtyard floors are made of impregnated wooden boards and concrete slabs. The interior finishes are worked out down to the finest details, applying natural materials with special characteristics. The floors of the living spaces are made of parquet, with a warm nuance. The floors of the bathrooms, storage rooms and maintenance areas are made of ceramic tiles, while the stairs are made of marble, with a glass railing.
