Size of the site: 4500m² Gross floor area (without extension): 16944,60m² Context and Concept The project is placed in the district of Novi Beograd (New Belgrade), North-west of the historic center between Danube and Save. Although currently is a sparsely populated Industrial area, It will become a planned space for potential settlement of international companies. The building arises from the hybrid surroundings, as a symbol. The Raiffeisen Headoffice Belgrade Building integrates the new headquarters of Raiffeisen Bank in Belgrade including offices, central-server, training-rooms and conferences areas. On the Ground floor it is the Raiffeisen Bank branch and a restaurant for public use. The elegant cubic structure opens to the street with a two-storeys height arcade which surrounds the main entrance.
From there, the visitor arrives in a small atrium, longitudinally splitting the building in half. Bridges in different axes cross the atrium, offering interesting views and perspectives. An open staircase leads to the conferences area and trainingrooms. Flexibility, Sustainability and Materials A longitudinal cut divides the formal shape of the building ensuring the entrance of natural light in all interior spaces. This aspect, allows an efficient use of the entire indoor areas: each room is a possible usable area.
A strict construction grid and a continued use of openable windows in the façade give maximum flexibility in the design of the offices. In a short distance of 2,5m it is possible to redefine the limits of the rooms, giving total freedom to the client. Also to insure the profitable and sustainable use, the building was design in a way to enable a possible common use by other companies. A combination of glass and metal panels forming a varied pattern cover the building. The transparency of it concedes a horizontal and vertical crossing view through the whole building and urban surroundings.
