The developer's business idea is based on urban and small, awkward sites, so called space left over after planing in central Oslo. This site consists of a narrow strip between two party walls. The block comprises nine flats, from 18 to 137 sq m. The plans are compact but well lit, from the front and rear facades and a central light well that penetrates the structure. Two flats have private roof gardens inaddition to a communal roof garden.

As the site is exploited to its limits, the roof gardens become vital to the development strategy in order to provide communal outdoor space. In addition to this, each flat has private balcony. A tiny gallery offers changing art exhibitions to the public on street level. The material strategy has been to use a limited number of high quality materials. The facades consist of copper, heat treated pine, exposed concrete and painted steel. Interiors are featured with exposed concrete, white surfaces and oak parquet. The main structure is concrete postandbeam.

Oslo has a strong population growth with a need for new housing. Utilization of space left over after planning, are environmentally efficient and a sustainable use of resources. The design of the residential facility has focused on energy saving solutions. The result is a building with energy consumption apx.100kWh/sqm per year, which is very low compared to similar projects, listed in the same time period. Calculated energy: from 99 to 114 kWh/sqm per year. Average U-value: wall to the outdoors: 0.16 W/sqmK, window: 1.15 W/sqmK Energy Sources: Air to water heat pump with electric boilers for peak load Heating System: Underfloor heating and radiators inside the apartments Ventilation: Ventilation system GROSS AREA: 945 SQ M
