In urban regions, inefficient or not well utilized development-projects generate problematics if they don’t add value or certain public qualities. Superstructures on low buildings or infrastructures are opportunities for improving such outdated developments. The aim of this proposal is to corroborate the hypothesis.
A location including an existing building has been selected, where several input parameters, such as urban grid, possibility of superstructure as well as current and potential use apply, which favours a solution based on modular construction methods. The plot, located in the middle of the cultural heart of Vienna, presents the perfect scenery for a hotel. The proximity of the abandoned property to the subway station Kettenbrückengasse faces complex construction conditions. This situation generates an decreasing worth and misuse of land, which consequently has a negative impact on the value of the surroundings. Prolonged construction times and the corresponding traffic obstructions through construction site infrastructures are critical points in the further development of a project. The implementation of a modular construction method could minimize and deaden these key points and propose a suitable solution. Because of the long and very narrow plot of land, it did not seem reasonable to go below street level. This storey essentially takes over the "back of house" functions and the building services. The main floor was assigned to the level of the subway entrance and contains the main entrance with lobby, lounge and work areas, a bar and a small dining area, as well as an administration area. Due to the limited space available and the excellent cultural and gastronomic neighbourhood, the kitchen and dining area was kept very small. The three floors of room are kept simple and clear, only a lounge and reading area with a city balcony is available on each floor. The rooms accommodated in the existing building are somewhat more generously equipped and are therefore barrier-free. The roof terrace offers an excellent view over the Naschmarkt and, together with the bar, is intended to be a local hotspot.
