The building is in the preservation area of the "Odessos - Varna" reserve close to the port and railway station. The original building was a one-story commercial warehouse, built in 1860, made of stone, part of a complex of similar grain warehouses (Maazi). The building is surrounded by architecture from the late 19th and early 20th centuries. On the initiative of the foundation of the same name, this part of the city has had the ambition to be developed as "Talyana" - Varna art district with a vintage atmosphere. The area has mainly public service function.
The original stone facade of the warehouse facing the street was preserved. Erosion and surface destruction of the stone are inevitable and unpreventable because they are predetermined by basic physical processes, but with appropriate conservation solutions their speed can be greatly reduced. A methodology was applied for pre-grouting, consolidation of the structures and protection against the effects of climatic factors. The new facade is treated on the principle of contrast with decorative elements of Corten steel, the nature of which is associated with the railway station warehouse context. In the interior of the building, parts of the old stone walls are left exposed.
The stone façade has been restored to its authentic appearance and the new structure above it has added a contemporary look to the cultural heritage. The hotel is currently filling up with visitors, who are impressed, most of them discovering this charming neighbourhood for the first time. The surrounding space gained a renewed building that illuminates and enlivens the square in front of it all the time. The three-story reinforced concrete monolithic structure arises above the boundaries of the existing building. It is not in contact with the stone wall and does not burden the structures of cultural value. The idea of the project is to restore the artistic effect of the stone facade as close to the original, to transform the building into a hotel, integrating into the context and atmosphere of the neighbourhood, and after commissioning to be preserved and developed sustainably and long-term under the management of family business.
