Located in Bucha, GRONO integrates offices, retail, and a garden within a coherent human-centered environment. The complex is composed of several volumes arranged around a shared courtyard — a calm, inviting core symbolizing renewal. The ground floor opens toward the public realm with cafes and showrooms, while the upper level connects the volumes into a unified composition. Brick facades at the base grounds the building in its context linking with people by its tactility, while fiber cement panels on the upper floors reflect light and change subtly over time, capturing the presence of life.
The project was developed by a team that personally experienced the war, translating this experience into architecture that heals through spatial care. The design strategy focused on creating a protected yet open spatial framework where daily activities — work, gathering, and leisure — coexist naturally. The composition of autonomous volumes allows flexibility and independent operation during times of change or crisis. The courtyard acts as both a physical and symbolic heart of the complex, offering a space for interaction, rest, and collective recovery. Public terraces, exterior galleries, and open passages encourage social connection while preserving individual comfort. Orientation and light are carefully balanced aiming to protect from overheating in summer senone and overcooling during the winter while ensure soft daylight efficiency. The architecture becomes a mediator between openness and protection, fostering a renewed sense of urban continuity and belonging.
The complex is built with a reinforced concrete skeleton structure filled with masonry and aluminum glassing structures. Solid facades face south for overheating protection. While the transparent ones face mostly north-oriented to ensure balanced daylighting and reduce energy use and minimize the boundary between inside and outside. Natural ventilation occurs through open passages between the ground-level blocks. Landscaping and the courtyard garden supports passive the microclimate regulation. The ground level is clad in deeply textured brick, chosen for its durability and tactile warmth, inter-tailoring the architecture at a human scale. Upper levels are finished with pearl fiber cement panels, chosen for their longevity and nuanced surface aging. The underground monolith concrete basement serves dual purposes: technical use and shelter during air alerts. Inclusive access, low-maintenance materials, and thoughtful detailing ensure both sustainability and long-term resilience.
