DOT Sofia sits in the historic, market-rich core of Sofia (the area around the Women’s Market) and is designed as a compact, urban insertion that reads differently from each vantage point thanks to a simple two-volume composition. The building is a tightly integrated mixed-use project: boutique hotel / residential units, a signature restaurant, gallery / event space. The program intentionally blends living, culture and gastronomy under one roof to activate the neighbourhood day and night. DOT Sofia responds directly to a dense, layered urban fabric — the historic trading quarter — aiming to contribute to the area’s revival rather than dominate it. The design negotiates varying scales and sightlines so the building can register as both a calm block and a lively, perforated object depending on the viewpoint. This approach positions DOT as a deliberately catalytic, place-making intervention. The exterior is characterised by a weathered-steel (Corten-like) perforated skin and a restrained, dark plinth that frames large openings at street level. Inside, the project exposes raw concrete ceilings and a sculptural, black stair that organises vertical circulation — a contrast of warm oxidised metal and cool, minimal interior finishes that both announce and temper the building in the streetscape.
Problems to confront Urban fragmentation: The neighbourhood lacked spatial coherence and architectural continuity. Limited plot and irregular geometry: The small site offered minimal footprint and complex boundaries, making efficient use of space crucial. Noise and visual clutter: The busy street environment required a design that could provide calmness and privacy inside without isolating itself from the city. Mixed-use demands: The client needed a compact building combining hospitality, living, gastronomy, and cultural functions, all within a restricted volume. Identity and recognisability: The project had to create a distinctive architectural identity that could represent both the client’s brand and the contemporary spirit of Sofia.
DOT Sofia is built on a reinforced concrete structure, chosen for its efficiency, durability, and ability to handle the compact, irregular site. The concrete skeleton provides both lateral stability and flexibility of internal layouts, accommodating mixed-use functions (restaurant, hotel, gallery) stacked vertically. The project includes energy-aware systems with geothermal heating/cooling measures. Exterior façade: The most distinctive material is weathered (Corten) steel, forming a perforated screen that wraps the upper volume. This creates a dynamic play of light and transparency, provides shading, and requires minimal long-term upkeep. Interior finishes: Exposed fair-faced concrete for ceilings and structural elements — expressing material honesty. Black steel detailing in stairs, balustrades, and fixtures for visual continuity with the façade. Natural wood and soft textiles in the hotel rooms balance the industrial envelope with warmth and comfort.
