Population growth, social changes and increasing urbanization are one of the most important requirements for future architecture and urban planning. The challenge is to not only produce new living space, but to respond as well to the constantly changing needs of the residents.
The aim of the concept is to create an identity-creating and lively district, which reacts to the special property in St. Marx. It is important that it integrates into the environment, but has its own qualities and thus becomes an enrichment for the whole area.\nAt the core are various uses from technology, media, science and creative industries. However, the main focus is on the development of the start-up scene and aims on its establishment in the location in conjunction with the Marx Halle.\nDue to the changing needs of residents and housing models, the area offers opportunities for special living arrangements and a wider range of housing types. For example, work in connection with living, temporary living, affordable short-term apartments and special apartments that can be equipped with additional qualities.\nThe term "Creative City" is taken up by "Standortentwicklung Neu Marx" and used as a concept term. Along a central zone, which is planned as an extension and cross-connection to the Marx Hall, "blocks" are arranged, which take over the new uses of the location profile as base zones. The entire ground floor zone is used for technology, creative industries and special living arrangements. The sufficient height of the blocks allows two-story and flexible uses.\nThe differentiated height development and permeability of the towers on the base zone divides and loosens up the building structure. The arrangement of the raised towers creates different spatial experiences. To be able to offer an area only for the residents, the second mezzanine is used as a semi-public green zone. All foyers and a large number of common rooms are aligned with each other and offer a high exchange potential.
