Auteuil Station

The operation is located on the former Petite Ceinture of Paris, now disused and covered by lush vegetation up to Auteuil station. The address, on Place d'Auteuil, is located precisely at the corner of Boulevard Suchet and Boulevard Montmorency. The architects opt for an open ground plan in which four buildings can be freely seated. Built on passive devices from an energy point of view, they are efficient and enhance the comfort of residents. The buildings do not cast any shadow on each other and all the apartments, mostly crossing, have distant views. The automotive character of Porte d'Auteuil place contrasts with the pedestrian centrality, created by the proposed ground plan. One of the buildings, located in the middle of the Park and raised on stilts, provides beautiful views between Boulevard Suchet and the garden. The other three buildings are organized around its location.

The operation is carried out by four architects, two project owners and a single construction company. 177 social housing units and a nursery on behalf of PARIS HABITAT and 201 private housing units on behalf of ALTAREA COGEDIM. A political act is the basis of this operation : to demonstrate the possibility to integrate both rented and purchased housing on the same plot, without any sign of social discomfort or of unequal architecture treatment being visible. In terms of construction, the architects decided to pool all possible means in order to guarantee the operation an economic and constructive performance over time. For this purpose, they define the contours of a community of means from which each one draws what suits him to develop his own project. Thanks to this homogeneity of materials, it has been shown that the rationality of the means used does not restrict their aesthetic quality in any way. But instead, that it promotes their "family resemblance". The buildings are regulated to the same constructive tempo. "The operation is characterized both by the autonomy of the works and by an aesthetic coherence drawn from the model of the Haussmannian city".

The original idea is to offer an identical technical structure to achieve the four buildings and a neighboring aesthetic culture to combine them. The award of contracts to a single construction company (LEON GROSSE) made it possible to rationalize tools, materials, fixed costs and therefore prices. The different facade components were invented for this operation, thanks to the mass effect. This "community of means" was able to be implemented thanks to the complicity of the construction company, the clients and the architects. The operation's accordion windows are generic, economically and thermally competitive. The railings, in coated or glazed steel, the sliding shutters in extruded, anodized or coated aluminum, are arranged according to the sensitivity of the architects. A strict and respected discipline, which regulates the partition in an equal cost for all the works and which does not exceed the cost per sqm, usually reserved only for social housing. The operation is part of the Climate Plan of the city of Paris (50kw / h / sqm / year), CERQUAL, THPE certification (20% lower consumption / standard), RT 2005 (improved performance by 60%).
